The main focus of our association of entrepreneurs is total service towards our customers. Most of the associates have decades of experience in buying and selling luxury real estate for themselves and now use this experience to the advantage of our customers. Professional valuation of the properties, competent marketing plans and open communication are the basis for our joint success. And our service concept extends beyond the actual sale or purchase of the property.
 
International:
Our extensive network of partners around the globe is united by the common professional experience in the luxury segment of the real estate market. Thus we have access to properties that do not appear in any publications (so-called pocket-listings) and search requests by international key prospects.
Currently, our customers are being serviced in Bordighera/I, Cannes/F, Kitzbühel & Salzburg/A, Monaco and Zurich/CH.
Most of our associates are multi-lingual and have lived abroad for many years and know all aspects of the local markets.

Our own core-competencies in international law and business are enhanced by co operations with building and construction experts and architects. Through continuous training and education our own knowledge base is expanded constantly.
 
Pre- and Post-Sale Services
Besides guiding our customers during the acquisition phase, we also consult them in all aspects of financing the actual transaction. We are co operating with the top financial institutions and jointly provide our customers with tailored solutions in a very transparent process.
After the purchase of a property, we extend our service to providing contacts to contractors, interior architects, cleaning personnel, child care and all possible official or governmental issues.
 
Discretion
At Homes & Residences we value and protect the privacy of our customers. Both before and after any possible transaction. Many of the properties we represent are not advertised in any publication, our website or even in one of our windows. They are presented solely to our prequalified clientel directly. Besides the privacy of our customers there are often security issues to be considered. That is why Homes & Residences does not advertise “sold” properties in our window but merely presents the references to interested parties in the store. Our customers quietly enjoy the successful transaction and do not want the entire neighbourhood or other interested parties informed.
 
Marketing Strategy
Luxurious real estate properties are special in many ways: They are often rare and generate interest merely by price and thus are remembered for a long time. At the same time the number of prospective buyers is much smaller than normal. Therefore the marketing process must be monitored very closely. Mistakes in this process often result in substantially lower realised prices then originally planned. Homes & Residences markets such properties first to the existing network of clients without any publication. The properties are presented by means of very extensive property details aided by professional photographers matching the luxurious nature of the properties. If objects are indeed advertised, the media plan is communicated with our clients prior and during the campaign in a very transparent and timely fashion.
We are reachable 6 days a week during office hours and beyond if necessary.
